Second floor room extension

Second floor room extension most likely needing a structural beam.

I'm in need of a builder to do a second floor room extension most likely needing a structural beam. The bedroom that we are looking to extend is on the second floor backed onto the garden with a balcony that was converted into a cupboard.

We would like to open it out so it would be one room so extending (removing) into the cupboards.

The back wall would need to be insulated and then room decorated - picture rails removed and room decorated.

We may also be looking to get the downstairs living room painted and picture rails removed depending on quote + back garden re-paved.
